2026 TRIM notices are scheduled to be mailed August 17, 2026. The official 2026 Value Adjustment Board calendar lists September 11, 2026 as the timely petition deadline for appeals related to the TRIM notice. This is the key property-value review period for the current tax year.
Before August 17 Open the current property card now. Check owner, mailing address, land/building data, exemptions, just value and assessed value so errors are identified before the TRIM notice arrives.
After TRIM arrives Compare the notice with the live property record, prior-year values, exemptions and proposed tax information. Contact VCPA quickly when something appears wrong.
Before September 11 If an informal discussion with VCPA does not resolve the issue, protect the formal VAB filing deadline instead of waiting indefinitely for a staff response.
Homestead status: The March 1, 2026 exemption filing deadline has passed. VCPA’s online SmartFile system is currently accepting 2027 homestead applications. Qualified sale More likely to represent an arm’s-length market transaction and therefore potentially useful in valuation analysis.
Unqualified transfer Family deeds, trust transfers, corrections and other non-market transactions may show a transfer amount that should not be treated as market value.
Timing lag VCPA notes that recent sales can take roughly four to six weeks after Clerk recording to appear on its website.
For a TRIM review: Prefer sales near the January 1 assessment date that are genuinely similar in neighborhood, age, size, construction, condition, lot characteristics and property type.

Volusia County Homestead Exemption: What to Prepare Now

To qualify for the ordinary annual homestead exemption, the owner must meet Florida ownership, permanent-residence and residency requirements as of January 1 and submit the application by the applicable March 1 deadline.

Current online filing position: VCPA’s SmartFile portal states that it is currently accepting 2027 homestead applications online or in person. A homeowner who purchased on or after January 1, 2026 should use the portal’s tax-year questions carefully.

Moving in Florida? Check Portability With Your New Homestead

Florida homeowners may be able to transfer up to $500,000 of accumulated Save Our Homes assessment difference to a new homestead when the statutory requirements are met.

New homestead required Homestead does not automatically transfer from the old Volusia property to the new property. Submit a new homestead application.
Separate portability application Portability requires its own application in addition to the new homestead filing.
Three-year rule VCPA states that the portability benefit must generally be claimed within the applicable three-year period after abandoning the prior homestead.

Read the TRIM or denial notice carefully. Identify the exact assessment, exemption, classification or deferral issue being challenged.
Contact VCPA for an informal review when appropriate. Explain the specific error and provide the Alt Key, Parcel ID and supporting evidence.
Do not allow informal discussions to erase the filing deadline. Preserve your right to appeal by filing on time if the issue is unresolved.
Use the VAB Petition Portal or approved form. The county identifies the petition portal as the easiest route for filing and uploading evidence.

The Property Appraiser determines value and exemptions, but the office does not collect the property tax payment. Once the tax roll is certified, the Tax Collector prepares and mails the tax notices and collects the money.

What Happens When Volusia Property Taxes Become Delinquent?

April 1 Unpaid property taxes become delinquent and the Tax Collector states that a 3% minimum mandatory charge is added to the gross amount.
Advertising period If unpaid through the applicable April processing period, delinquent real-estate taxes are advertised and associated advertising/listing charges can be added.
Tax certificate sale On or before June 1, tax certificates may be sold on qualifying unpaid real-estate tax accounts.
A tax certificate is a lien, not an immediate purchase of the property. If the certificate remains unredeemed, Florida’s tax-deed process can eventually become relevant under applicable law.

Installment, Partial Payment and Homestead Tax Deferral

Installment plan The Tax Collector publishes a quarterly installment method. Applications for the following tax year are due before the published spring deadline.
Partial payments Partial current-year payments can be accepted under the Tax Collector’s rules before April 1, but partial payments do not receive normal early-payment discounts.
Homestead tax deferral Qualifying homeowners may be eligible for a separate property-tax deferral program. This is different from the homestead exemption itself.
Do not confuse exemption and deferral: Homestead can reduce taxable value and activate Save Our Homes protections. A tax deferral postpones qualifying tax payment under a different statutory program.

Enter old and new mailing addresses. Provide the reason for the change and the requestor information.
Answer the January 1 residence question accurately. The form specifically asks which address was the primary residence on January 1.

Not the final tax bill VCPA explains that the Mortgage Letter estimate uses prior-year millage and is not binding. The August TRIM notice becomes a better current-year estimate.
Seasonal availability: VCPA says current-year Mortgage Letters stop being available after the August TRIM mailing because the TRIM notice can then serve as the current estimate for a lender.

Where to Search Volusia County Deeds, Mortgages, Liens and Plats

The Property Appraiser property card is not a complete title record. The Volusia County Clerk of the Circuit Court maintains Official Records containing recorded property documents.

Open the Clerk’s Official Records search. Start at the Volusia Clerk Search Records page.
Select Official Records / Land Records. This is where deeds, mortgages, liens, easements and many other recorded property documents are indexed.
Search by name or document identifier. Online records can be searched by name, instrument number, book/page and advanced criteria.
Review released records. Recently recorded documents may not appear immediately because a record must be recorded, indexed, verified and released before online public viewing.
Use historical research when required. The Clerk maintains older Official Records in its public research area, including records predating the modern online image system.
Title-search warning: Clerk employees are not permitted to perform a title search or lien search for you. Use a title company or attorney when you need a professional title examination.

Volusia County Tax Deed Records and Auctions

The Clerk conducts tax deed sales when the statutory delinquent-tax process reaches the tax deed stage. These auctions are separate from the annual Tax Collector tax-certificate sale.
