Search Wyandotte County Property Records, 2026 Values, Parcel Maps & Tax Accounts
Wyandotte County combines an unusually detailed real-property search with value history, building characteristics, parcel maps and tax-roll information. The official office is the County Appraiser, not technically a County Assessor, but this guide covers the “Wyandotte County assessor property search” users are looking for.
Use this page to search by owner, address, Parcel ID or Kansas Uniform Parcel Number, decode the 2026 appraised and assessed values, identify the correct taxing-unit group, review building and acreage records, understand when the 2026 tax bill will be issued, prepare an appeal and know when Treasury, Register of Deeds or GIS—not the Appraiser—should handle your next step.

2026 Wyandotte County Values Are Live — Final 2026 Tax Bills Come Later
The Unified Government property-search system is already displaying 2026 appraised and assessed values. However, the final 2026 property-tax cycle is not complete in August. Kansas generally requires the tax roll to be certified later in the year, tax statements to be sent by December 15 and full or first-half payment to be made by December 20.
Checking your 2026 value?
Use the live WyCo property card now. Residential records already show 2026 land, building, appraised and assessed values.
Looking for the final 2026 bill?
Do not assume the current Tax Roll section represents the final December 2026 bill until taxing entities adopt levies and the tax roll is completed.
Checking older unpaid taxes?
Contact Treasury or use the current payment route. A delinquent balance should be verified before payment because interest and other charges can change.
Value year and payment year: the 2026 appraised value is established before the final 2026 tax bill is mailed. The first installment of 2026 taxes is generally due in December 2026, with the second installment due May 10, 2027.
Choose the correct record custodian
County Appraiser, Treasury, Register of Deeds or GIS?
The Unified Government places several property functions under one government structure, but the departments still perform different jobs.

- Personal-property valuation
- Property characteristics
- Ownership record display
- Value history
- Valuation appeals
Treasury
- Real-estate tax collection
- Personal-property taxes
- Special assessments
- Current balances
- Delinquent taxes
- Payment receipts
Register of Deeds

- Historic land records
- Recorded ownership evidence
- Document copies
Maps & GIS
- Real-estate parcel maps

The Appraiser does not set or collect taxes. The official Wyandotte department directory specifically states that the Appraiser values real and personal property at fair market value for tax purposes but does not set or collect the tax.
Choose the Wyandotte County Property Task You Need

Compare appraised land, building, total value, assessment class and assessed value.
Check tax information
Review the Tax Roll section, then use Treasury for final statements, payments and delinquent balances.

Appeal property value
Review property characteristics and comparable evidence before using Kansas equalization or Payment Under Protest procedures.
Official Unified Government search
How to Search Wyandotte County Property Records
The official Unified Government Real Property Value/Tax Search can locate a parcel and then display appraisal, building, mapping and tax-roll information on one record page.
Start with the simplest information you know.
Try property address, owner name or parcel number before adding more filters.
Use Advanced Search for difficult records.
Open the
Advanced Search when a simple search returns too many or no matches.
Use an identifier when possible.
Quick Ref ID, State ID/KUPN, Property ID and Parcel ID are safer than selecting a parcel by owner name alone.
Search a street in pieces.
Advanced Search includes street-number range, street name, city and ZIP fields. Remove directional or suffix information when an exact address fails.
Search owner and business names separately.
A property held by an LLC, trust or other entity may not appear under the occupant’s personal name.
Use subdivision or lot information when needed.
Advanced Search can filter subdivision code/name, block, tract/lot and acreage.
Open every plausible match.
One owner can have multiple parcels, vacant lots, related properties or different mailing and situs addresses.
Save the identifiers before leaving the page.
Copy Quick Ref ID, Parcel ID and Property ID/KUPN because different Wyandotte systems may display different identifiers.
Best search order: Quick Ref ID or Parcel ID → Property ID/KUPN → exact address → simplified address → owner surname/business name → subdivision.
Wyandotte County Advanced Search Field Decoder
Quick Ref ID
A short internal reference beginning with “R” on real-property pages, such as R59671.
State ID / Property ID
The longer Kansas Uniform Parcel Number-style identifier, such as 105-065-16-0-40-14-007.00-0.
Parcel ID
A shorter numeric parcel identifier useful for exact record matching.
Street search
Search number range, street name, city and ZIP separately when a formatted address does not match.
Owner Name
Search surname or legal ownership name. Verify trusts, LLCs and multiple owners separately.
Business Name
Useful when a parcel is owned or associated with a business entity.
Subdivision / Lot
Search subdivision code or name, block and tract/lot for platted property.
Acres
Useful for narrowing rural or larger parcels, but confirm mapped acreage on the detail page.
Verify These Six Fields Before Using a Wyandotte County Record
Quick Ref ID
Save the R-number.
Parcel ID
Match numeric parcel.
Property ID
Verify KUPN-style ID.
Owner
Check current owner.
Property address
Match the situs location.
Taxing unit
Check jurisdiction group.
Do not use an address alone for a payment or legal decision. Vacant lots, adjacent tracts, multifamily property, related parcels and properties with different mailing addresses can create confusing matches.
The property card contains much more than value

Parcel map ≠ boundary survey
Wyandotte County GIS, Parcel Maps, Plat Maps & Acreage
Geospatial Services maintains Wyandotte County’s real-estate parcel map and provides parcel, street, political-boundary and other GIS information.
Parcel Map View
Use for the parcel’s immediate map context and adjoining tracts.
Quarter Section Map
Useful for broader land-reference and mapping context.
Plat Map View
Useful when a subdivision or recorded plat applies. Some parcels may show “Not Available.”
Engineering Map
Provides another mapping layer for local land and infrastructure context.
Deeded acres versus mapped acres: some public property cards display zero or blank deeded acreage while still showing mapped acreage and square footage. That does not automatically mean the parcel has no legally described acreage. Compare the recorded deed, plat or survey when exact land area matters.
Boundary warning: GIS parcel lines are useful for research and tax-map context but are not a substitute for a professional boundary survey.
Kansas appraised value vs assessed value
How Wyandotte County 2026 Property Values Work
The Appraiser estimates fair market value for most real property. Kansas then applies a statutory assessment rate based on the property’s class. The resulting assessed value—not the full appraised value—is the value to which mill levies are generally applied.
11.5%
Residential real property
12%
Vacant lots
25%
Commercial / industrial real property
30%
Agricultural land — applied to economic use value rather than ordinary market value
Appraised value
The County Appraiser determines the property’s value under Kansas appraisal law.
Classification
Residential, commercial, vacant, agricultural, exempt or another property class is identified.
Assessed value
The statutory assessment rate is applied to the relevant value basis.
Tax bill
Mill levies, special assessments and other applicable charges produce the final statement.
Example from the live 2026 portal: residential property cards currently show an assessed total equal to approximately 11.5% of their appraised residential value. A $109,000 residential appraisal, for example, appears with a $12,535 assessed value.
Interactive educational estimator
Wyandotte County Property-Tax Estimate Calculator
Use this only for planning. Enter the appraised value, choose the assessment class and type the combined mill levy from an official tax-rate source or prior bill.
Estimated general-property-tax calculation
$0
Enter an appraised value and official mill levy. The estimate does not include special assessments, exemptions, rebates, fees, delinquency charges or every tax-law adjustment.
Agricultural warning: do not enter ordinary market value for agricultural land when Kansas economic-use valuation applies. Agricultural assessment works differently from residential, commercial and vacant-land assessment.
Property card + Treasury workflow
How to Use Wyandotte County Property Tax Lookup
The public property card contains a Tax Roll section, but Treasury remains the office responsible for final tax collection, payment questions and delinquent balances.
Scroll to Tax Roll.
Look for rate-sheet year, taxing district/rate, general taxes, special taxes, fees and total due.
Check the tax year.
Do not assume the first amount displayed represents the final 2026 statement during the middle of the year.
Review special taxes separately.
A special assessment can explain why the total due does not match a simple appraised-value × mill-levy calculation.
Use Treasury for current collection information.
Treasury collects current and delinquent real-estate taxes, personal-property taxes and special assessments for more than 67,000 county tax parcels.
Verify delinquent amounts before sending money.
Interest and other charges can make an old statement inaccurate.
Save the receipt.
Retain the tax year, parcel identifier, amount and transaction date.
Taxing Unit Group: the property card can identify groups such as Kansas City – 010, 030, 060 or 080. This helps explain why properties with similar appraised values can have different tax bills.

How to Appeal a Wyandotte County Property Value
Kansas gives property owners an opportunity to appeal when the County Appraiser’s value does not reflect fair market value as of January 1.
Read Notice
Save mailing date, appraised value and classification.
Check Data
Review land, building, area, age, class and condition.
Collect Evidence
Use comparable sales, photos and factual corrections.
Informal Meeting
File the equalization appeal within the applicable 30-day notice window.
Further Appeal
Follow Kansas Board of Tax Appeals procedures if unresolved.
Evidence checklist
- Notice of Value
- Current property detail page
- Recent comparable sales
- Photos showing condition
- Repair estimates
- Incorrect square-footage evidence
- Independent appraisal when available
- Deed or survey supporting factual corrections
Spring appeal timing: Kansas requires an equalization appeal within 30 days from the date the valuation notice was mailed. For the 2026 valuation year, the ordinary spring appeal window has generally passed by August.
Possible later-year value challenge
Missed the Spring Appeal? Understand Payment Under Protest
Kansas provides two major valuation-appeal opportunities: the spring Equalization Appeal and a later Payment Under Protest process associated with paying property taxes.
Equalization Appeal
Triggered by the spring Notice of Value. The request must generally be made within 30 days after the county mailed the notice.
Payment Under Protest
A taxpayer who qualifies for this route can file the protest form with the County Treasurer when paying the tax.
December 20 matters
Kansas guidance states that whether paying half or all of the taxes, the Payment Under Protest form must generally be filed by December 20.
Do not assume you can use both appeal routes for the same valuation issue. Review the Kansas Property Valuation appeal guide and confirm eligibility before relying on Payment Under Protest.
August 2026 planning: owners who missed the ordinary spring appeal should start gathering evidence now rather than waiting until the December payment deadline.
Kansas + local refund programs
Wyandotte County Homestead, Senior & Property-Tax Relief
Kansas has multiple refund programs, and the Unified Government also operates local rebate programs. These programs are different from lowering the County Appraiser’s market value.
K-40H HOMESTEAD
SAFESR K-40PT
K-40SVR RELIEF
Kansas Homestead — K-40H
For 2025 claims filed in 2026, Kansas lists household income of $43,389 or less plus qualifying age, disability or dependent-child conditions. The maximum refund is $700.
SAFESR — K-40PT
Kansas lists a 75% refund of qualifying timely paid property taxes for eligible low-income seniors. For the 2025 claim year, household income is limited to $25,380 and the home value cannot exceed $350,000.
Senior / Disabled Veteran — K-40SVR
For 2025 claims, Kansas lists household income of $58,041 or less, ownership and occupancy requirements and a $350,000 base-year home-value limit.
Regular 2026 filing deadline has passed: the normal deadline for 2025 Kansas Homestead, SAFESR and K-40SVR claims was April 15, 2026. Kansas may accept certain late claims for good cause under program rules, so do not assume eligibility is permanently lost without checking.
Local Wyandotte rebates: the Unified Government’s 2026 rebate page also lists local utility, sales-tax and property-tax rebate assistance. Local eligibility is separate from the Kansas state refund programs.
Separate from ordinary real-estate search
Wyandotte County Personal Property Renditions
The Appraiser’s Office also handles taxable personal property. Kansas generally requires taxpayers to file personal-property renditions by March 15.
Online rendition system
Wyandotte County operates a dedicated rendition portal requiring the document/account information supplied by the Appraiser.
March 15 deadline
Kansas lists March 15 as the normal personal-property rendition deadline.
Contact Appraiser
Personal-property questions can be directed to

Do not use the real-estate property search as a substitute for a required personal-property filing. Renditions have separate filing and penalty rules.

Recorded ownership evidence
Wyandotte County Deeds, Liens & Historic Real-Estate Documents
The Register of Deeds has custody of Wyandotte County real-estate documents dating back to the territorial era of the 1850s. Use this office when you need the recorded document rather than only the ownership name displayed by the Appraiser.
Search the property card first.
Save the current owner, prior names, Property ID, Parcel ID and legal description.
Copy the Book/Page field when available.
Wyandotte property cards can display recording references such as a traditional book/page or a modern recording reference.
Identify the type of document needed.
Common requests include deeds, liens, releases and other real-estate instruments.
Contact Register of Deeds.
The office is located in the courthouse at 710 N 7th St, Suite 100, Kansas City, KS 66101.
Search owner-name variations.
Use current and prior owners, spouses, trusts, companies and other recorded-party names.
Match the legal description.
Do not assume a deed belongs to the correct parcel simply because one owner’s name matches.

10 search-intent answers
Wyandotte County Assessor Property Search & Tax Lookup FAQs
1. How do I search Wyandotte County property records?
Use the Unified Government Real Property Value/Tax Search at appr.wycokck.org. You can search by property address, owner or parcel information. Advanced Search adds Quick Ref ID, State ID/KUPN, Parcel ID, street range, city, ZIP, neighborhood, business name, subdivision, block, tract/lot and acreage fields.
2. Does Wyandotte County have an Assessor or a County Appraiser?
The official Kansas title is County Appraiser. The Wyandotte County Appraiser values real estate and personal property for tax purposes but does not set or collect property taxes. The Appraiser’s office is at 8200 State Ave, Kansas City, KS 66112, phone 913-573-8400.
3. Are Wyandotte County 2026 property values available online?
Yes. The live public property-search system is already displaying 2026 appraised and assessed values. Individual records can also show land and building value breakdowns, property characteristics, maps and prior-year value history.
4. Why does the property page show a 2026 value but not a final 2026 tax bill?
Appraisal occurs before final tax billing. In August 2026, appraised values are already available, while the final year-end tax cycle still requires taxing entities to complete levies and the tax roll. Kansas generally sends tax statements by December 15, with full or first-half payment due December 20.
5. What percentage of appraised value is assessed for a Wyandotte County home?
Kansas residential real property is generally assessed at 11.5% of appraised value. Commercial and industrial real estate is generally assessed at 25%, vacant lots at 12%, and agricultural land at 30% of its economic-use value rather than ordinary fair market value.
6. When are Wyandotte County 2026 property taxes due?
Under the Kansas property-tax calendar, full payment or the first half of 2026 real-estate taxes is normally due December 20, 2026. If the first half is paid on time, the second half is normally due May 10, 2027.
7. How do I appeal a Wyandotte County 2026 property value?
Kansas owners generally have 30 days from the mailing date of the spring valuation notice to request an Equalization Appeal with the County Appraiser. Because the normal spring 2026 window has generally passed by August, owners should also review Kansas Payment Under Protest rules if they did not already appeal.
8. Where can I find a Wyandotte County deed or lien?
The Register of Deeds manages Wyandotte County real-estate documents. The office is at 710 N 7th St, Suite 100, Kansas City, KS 66101, phone 913-573-2841. Use owner names, the legal description and any Book/Page reference shown on the property card to prepare the search.
9. Why are mapped acres different from deeded acres on a Wyandotte property record?
The property card can display mapped acreage derived from GIS separately from deeded acreage. A zero or blank deeded-acre field does not necessarily mean the legal parcel contains no acreage. Review the recorded deed, plat or survey whenever exact land area or boundaries matter.
10. Are property-tax rebates available to Wyandotte County homeowners?
Yes, depending on eligibility. Kansas offers Homestead, SAFESR and Property Tax Relief for Seniors and Disabled Veterans refund programs, while the Unified Government also publishes local rebate programs. The normal filing deadline for 2025 Kansas refund claims was April 15, 2026, although some late claims may be accepted for good cause under state rules.
