Two Douglas County Deadlines Are Especially Important This Week

The Assessor homepage currently posts that the Senior Exemption application deadline has been extended until August 15, 2026, and that assessment-appeal decisions will be published August 15. These are live 2026 notices and are more useful right now than relying only on older general deadline language.
Senior applicant? The standard senior page still describes July 15 as the ordinary deadline, but the Assessor homepage currently announces an extension through August 15. File promptly and verify receipt.
Filed a 2026 value appeal? The first-level appeal period ended June 8. Douglas County currently says appeal decisions will be published August 15.
Did not receive a 2026 NOV? Douglas County says only properties with a change in value, use or ownership received 2026 Notices of Valuation—less than 10% of property owners.
If you disagree with the August 15 determination: review the Notice of Determination immediately and follow the current County Board of Equalization instructions shown with the notice. Do not reuse a prior-year CBOE deadline without confirming the 2026 filing date.

2025 reappraisal value continues into 2026

How Douglas County’s 2025–2026 Real Property Valuation Works

Study period begins Douglas County’s reappraisal materials describe sales analysis beginning July 1, 2022.
Appraisal date 2025 reappraisal values represent market conditions as of June 30, 2024.
Property status Property is valued/classified based on how it physically exists and is used on January 1.
Reappraisal year All Colorado real estate was reappraised in the odd-numbered year.
Intervening year The 2025 reappraisal value generally carries into 2026 unless a property-specific change requires an update.
Sales after June 30, 2024 are not used to set the 2025 reappraisal level. Douglas County states that market influences after the appraisal date cannot be used for that reappraisal.
Residential appraisal method: Colorado law requires residential property to be valued using the market approach. Douglas County analyzes valid comparable sales and adjusts for size, condition, location and other differences.

Many nonresidential classes 2026 nonresidential assessment rates vary by class, with many categories at 25% or 26%.
These are not fully final yet. Douglas County says 2026 assessment rates in preliminary reports are estimated until the State Board of Equalization finalizes rates in the fall.
The 2023–2024 temporary value exemptions expired. Douglas County notes that the prior $55,000 residential and $30,000 improved-commercial actual-value reductions no longer apply in 2025–2026.

Deadline discrepancy to understand: Douglas County’s ordinary senior page lists July 15, but the live Assessor homepage currently announces that the Senior Exemption deadline is extended until August 15, 2026. Because today is August 12, eligible taxpayers should act immediately and confirm acceptance with the Assessor.
Portable senior exemption: a Qualified Senior Primary Residential Exemption is available for tax years 2025 and 2026 for certain applicants who previously received the senior exemption in tax year 2020 or later but are not currently receiving it.

Permanent and total disability Veterans rated 100% permanent and total for a service-connected disability can qualify if the other ownership/residency conditions are met.
Individual unemployability Beginning with tax year 2025, Colorado also expanded eligibility to certain veterans awarded individual unemployability status.
Value reduction The exemption generally removes 50% of the first $200,000 of actual value of the qualifying primary residence.

May 1 NOV 2026 value notices released for affected real property.

2026 NOV rule: the County announced that only properties with a change in value, change in use or change in ownership received a 2026 Notice of Valuation—less than 10% of Douglas County property owners.
June 8 has passed. If you did not file an annual 2026 protest, the ordinary Assessor-level appeal window is closed. Douglas County identifies an abatement process as a separate method that may apply to certain prior assessed values after taxes have been billed.

What Happens When Douglas County Property Tax Is Late?

Interest Douglas County states that delinquent tax interest accrues at 1% per month.

August endorsement rule: if a prior-year tax lien exists and current-year taxes remain due on the same parcel, the lienholder can pay those current taxes and add the amount to the certificate.
