What Is Happening With Stevens County Property Taxes Right Now?

The 2026 property-tax year is already in collection. Stevens County mails annual property-tax statements in February. The ordinary first-half due date of April 30, 2026 has passed, while the second-half statutory date is October 31.
April 30 has passed If your account exceeded $50 and at least the first half was timely paid, review the remaining balance for the second payment.
October 31 is approaching October 31, 2026 falls on a Saturday. Verify the Treasurer’s operational/postmark instructions before relying on a last-day payment assumption.
2026 levy rates are published Stevens County currently provides 2026 Tax Levy Rates, District Values, School District Values and aggregate levy-rate tables.
Assessment-year distinction: Washington property is valued before the tax collection year. The Assessor’s current site shows that 2025 real-property value notices were mailed August 14, 2025; those assessed values feed the following tax cycle. Current-year assessment data can remain a work in progress even while 2026 taxes are already payable.
2026 appeal position: the ordinary July 1 filing path for a current assessment year has passed. However, a newly mailed Change of Value notice creates a separate 30-day appeal window. Always use the mailing date on your own notice.

Property ID Use the Property ID field when you have the county account/property identifier from a statement or prior record.
Geo ID Use the Parcel # / Geo ID search to locate land by the geographic parcel identifier.
7-digit payment rule The Treasurer says payment-system parcel numbers need seven digits. If yours contains six digits, add a leading zero.
Example: if the tax parcel is shown as 123456, the Treasurer’s payment instructions say to use 0123456.
Do not guess a missing digit. The leading-zero instruction applies to six-digit parcel numbers in the Treasurer payment workflow. Copy the actual Property ID/Geo ID directly from the county record for other searches.

Stevens County Assesses Property at 100% of Market Value

Stevens County states that the Assessor is required by law to value property at 100% of market value and to ensure values are equitable, fair and uniform. The county defines fair market value as the amount a willing and unobligated buyer would pay a willing and unobligated seller.

Land Location, acreage, access, use, sales evidence and other market factors can influence land value.
Improvements Homes, garages, shops and other improvements are incorporated into the appraisal record.
Market evidence The purpose of mass appraisal is to estimate true and fair value consistently across the assessment roll.
“Assessed value” does not mean “tax owed.” Washington’s 100% market-value assessment is multiplied by the parcel’s aggregate levy rate per $1,000 to produce the tax—not by a universal county percentage.

Why a Stevens County Appraiser May Visit Your Property

Stevens County revalues property every year and physically inspects property at least once during a six-year cycle. The Assessor currently identifies Physical Inspection Area 5 as the active area.

How Stevens County Property Tax Is Calculated

1. Assessed market value Stevens County generally assesses taxable property at 100% of market value.
2. Tax Code Area The property’s location determines which state/local taxing districts overlap it.
3. Aggregate levy rate Add applicable levy rates, expressed per $1,000 of assessed value.
4. Tax due Assessed value ÷ 1,000 × aggregate levy rate, adjusted for exemptions/assessments where applicable.
Illustration only: if taxable assessed value were $300,000 and the parcel’s combined levy rate were $9.50 per $1,000, the levy portion would be approximately $2,850 before any separate assessments or applicable property-tax relief.
Do not use $9.50 as a Stevens County rate. It is only a math example. Use the three-digit Tax Area on the property-tax statement and Stevens County’s 2026 certified levy tables.

Why Two Stevens County Properties Can Have Different Tax Rates

Stevens County publishes levy information by Tax Code Area. The three-digit Tax Area printed on a tax statement represents the overlapping taxing jurisdictions that apply to that property.

How to Appeal a Stevens County Property Assessment

The Stevens County Board of Equalization is independent of the Assessor and hears appeals involving real and personal property values, current-use determinations, designated forest land and senior/disabled exemption determinations.

Review property value Check parcel characteristics and market evidence.
Save the notice The mailing date can control your filing deadline.
General deadline Any taxpayer can ordinarily file for the current valuation year before July 1.
Change notice File within 30 days of the mailing date on the Assessor’s Change of Value notice.
Board hearing Present valuation evidence to the independent Board of Equalization.
Save the notice and property record. Keep the value notice, print the Assessor record and write down the valuation year.
Check your filing path immediately. The deadline is generally July 1 of the assessment year or within 30 days of a mailed Change of Value notice.
Use the correct petition. Stevens County publishes separate forms for real property, personal property, current use/designated forest and exemption/deferral determinations.
Explain why the Assessor value is wrong. A tax bill that feels high is not by itself market-value evidence.
Attach useful evidence. Relevant comparable sales, appraisal reports, photos, repair estimates, acreage evidence, permits or proof of incorrect property characteristics can be useful.
Protect the deadline correctly. Stevens County says faxed or emailed petitions are accepted only for protecting a filing deadline; the original signed petition still has to be submitted.
August 2026: the general July 1, 2026 filing date is past. If you receive a new 2026 Change of Value notice, however, the county’s 30-day notice-based appeal period can still matter. Calculate that deadline from the mailing date shown on your notice.
Senior, disability and deferral programs

Stevens County Property Tax Relief for Seniors and Disabled Homeowners

Stevens County’s current relief page says the Senior & Disabled Persons Exemption may reduce property taxes for a qualifying primary residence when the owner meets age/disability, ownership, residency and income requirements.

Age Washington’s current senior exemption generally includes qualifying owners who are at least 61 by December 31 of the assessment year.
Disability A person unable to work because of disability can qualify at any age when the other requirements are met.
Primary residence The program is tied to qualifying ownership and occupancy of a primary residence in Washington.
2026 income guidance: Stevens County’s current local page says combined disposable income must be under $45,000 for the program rules applying to the current 2024–2026 tax-year cycle.
2027 rules are changing. Washington enacted new relief thresholds for taxes collected in 2027. Do not substitute a new 2027 income limit when determining eligibility for 2026 taxes.
Call the Assessor for pre-qualification. Stevens County asks applicants to call 509-684-6161 during office hours.
Have the prior year’s 1040 available. The Assessor asks applicants to have the previous year’s federal tax return in front of them for the interview.
If you do not file a return, gather all income documents. The county needs complete income information to determine qualification.
Attend the application appointment. If pre-qualified, the Assessor schedules an appointment and requests the required supporting documents.

Stevens County Current Use Land Programs

Washington law allows certain qualifying land to be assessed according to current use rather than its ordinary fair market value. Stevens County emphasizes that classification is not automatic and only applies to the assessed value of qualifying land.

Open Space Qualifying property can receive current-use treatment when it meets applicable Washington and county requirements.
Farm & Agricultural Land Commercial agricultural property can qualify for use-based land valuation.
Designated Forest Land Qualifying timber/forest land may be assessed under a forest-land classification.
Only the land receives current-use valuation. Houses and other improvements are not automatically converted to agricultural or forest use value merely because the surrounding land qualifies.
Changing use can create future tax consequences. Before buying, subdividing, developing or removing property from a current-use classification, ask the Assessor what additional tax, interest or removal charges could apply.

2026 business personal property

Stevens County Business Personal Property Tax

Washington taxes many tangible assets used in commercial, industrial and agricultural businesses. Stevens County describes taxable personal property as machinery, equipment, furniture and fixtures whose primary characteristic is mobility.

$10,000 enrollment threshold Beginning with the 2024 assessment year, Stevens County says it does not enroll or maintain tangible personal property accounts when total assessed value is below $10,000.
Inventory is exempt Business inventory held for sale is exempt, while supplies consumed in operation can remain taxable.
Same tax rates as real property Taxable personal property is allocated to the taxing district where the assets are located.

Stevens County Delinquent Property Tax Rules

The Treasurer says delinquent accounts accrue interest at 1% per month on the full amount owing, with a 3% penalty added June 1 and an 8% penalty added December 1. Obtain the live account balance rather than calculating a legal payoff from this illustration.
Real property foreclosure Stevens County says real-property foreclosure occurs when taxes become three full years delinquent.
Title-report costs When foreclosure processing begins, title-search costs can be added to the redemption amount; the county currently estimates approximately $350 for each title search.
Personal property is faster Delinquent personal property can enter immediate distraint procedures and follows different deadlines from real estate.

How to Find the Correct Stevens County 2026 Tax Rate

Find the parcel. Save Property ID and Geo ID.
Open the current tax statement. Locate the three-digit number printed under Tax Area.
Open 2026 Levy Rates. Use the county’s certified 2026 Tax Levy Rates rather than a generic search-engine number.
Match the Tax Area. Read the aggregate rate and individual taxing districts applying to that code.
Separate levies from assessments. The Treasurer notes that its levy graphs do not include every possible assessment.
No one-number shortcut: a Colville city property, rural Stevens County parcel and property in a different fire/school district can have different aggregate rates even when their assessed values are identical.
Selling or transferring real property

Real Estate Excise Tax and Property Transfers

Stevens County states that transfers of real property require a Washington Real Estate Excise Tax Affidavit. The Treasurer processes the excise-tax filing/payment, while the conveyance document is recorded through the Auditor’s Recording Department.

Step 1 — Excise affidavit Prepare the applicable Washington Department of Revenue Real Estate Excise Tax form.
Step 2 — Treasurer Real-estate excise tax is paid when the affidavit is filed with the Treasurer.
Step 3 — Recording Record the deed/conveyance through the Stevens County Auditor’s Recording Department.
Mobile homes and personal property can require advance tax. Stevens County tells sellers to confirm advance-tax requirements when taxable personal property or a mobile/manufactured home is being transferred.
