Search Douglas County Real Property Values, Parcels, Maps, Taxes and Recorded Deeds
Douglas County Assessor Toby Damisch maintains the official real-property valuation and parcel database for Castle Rock, Parker, Highlands Ranch, Lone Tree, Castle Pines, Roxborough, Sedalia and other Douglas County communities. The live Assessor search supports address/city/ZIP, owner name, account number and State Parcel Number, while Advanced Search can filter property values, building characteristics, sales, subdivisions, tax authorities and land attributes.
For 2026, the most important distinction is that Douglas County is using the value established in the 2025 biennial reappraisal cycle, based on a June 30, 2024 appraisal date. The Treasurer bills one year in arrears, so the tax bill paid during 2026 is generally the 2025 tax bill. This guide separates those dates and shows when to use the Assessor, Treasurer, Real Property Viewer and Clerk & Recorder.

Two Douglas County Deadlines Are Especially Important This Week
The Assessor homepage currently posts that the Senior Exemption application deadline has been extended until August 15, 2026, and that assessment-appeal decisions will be published August 15.
These are live 2026 notices and are more useful right now than relying only on older general deadline language.
Senior applicant?
The standard senior page still describes July 15 as the ordinary deadline, but the Assessor homepage currently announces an extension through August 15. File promptly and verify receipt.
Filed a 2026 value appeal?
The first-level appeal period ended June 8. Douglas County currently says appeal decisions will be published August 15.
Did not receive a 2026 NOV?
Douglas County says only properties with a change in value, use or ownership received 2026 Notices of Valuation—less than 10% of property owners.
If you disagree with the August 15 determination:
review the Notice of Determination immediately and follow the current County Board of Equalization instructions shown with the notice. Do not reuse a prior-year CBOE deadline without confirming the 2026 filing date.
Choose the right Douglas County system
Assessor vs Treasurer vs Clerk & Recorder
Assessor — Toby Damisch
Property value, ownership display, actual/assessed value, sales, building characteristics, classification, senior exemption, valuation appeal and mailing-address changes.
Treasurer — David Gill
Property-tax statement, taxes due, payment history, receipts, delinquent taxes, tax liens and annual tax-lien sale.
Clerk & Recorder — Sheri Davis
Recorded deeds, deeds of trust, liens, plats, easements, legal instruments, document images and certified copies.
Do not appeal the tax amount to the Assessor.
The Assessor can review value or classification. Assessment rates are determined through state law and mill levies are set by the taxing authorities serving the parcel.

2025 reappraisal value continues into 2026
How Douglas County’s 2025–2026 Real Property Valuation Works
Study period begins
Douglas County’s reappraisal materials describe sales analysis beginning July 1, 2022.
Appraisal date
2025 reappraisal values represent market conditions as of June 30, 2024.
Property status
Property is valued/classified based on how it physically exists and is used on January 1.
Reappraisal year
All Colorado real estate was reappraised in the odd-numbered year.
Intervening year
The 2025 reappraisal value generally carries into 2026 unless a property-specific change requires an update.
Sales after June 30, 2024 are not used to set the 2025 reappraisal level.
Douglas County states that market influences after the appraisal date cannot be used for that reappraisal.
Residential appraisal method:
Colorado law requires residential property to be valued using the market approach. Douglas County analyzes valid comparable sales and adjusts for size, condition, location and other differences.

Deadline discrepancy to understand:
Douglas County’s ordinary senior page lists July 15, but the live Assessor homepage currently announces that the Senior Exemption deadline is extended until August 15, 2026. Because today is August 12, eligible taxpayers should act immediately and confirm acceptance with the Assessor.
Portable senior exemption:
a Qualified Senior Primary Residential Exemption is available for tax years 2025 and 2026 for certain applicants who previously received the senior exemption in tax year 2020 or later but are not currently receiving it.

Permanent and total disability
Veterans rated 100% permanent and total for a service-connected disability can qualify if the other ownership/residency conditions are met.
Individual unemployability
Beginning with tax year 2025, Colorado also expanded eligibility to certain veterans awarded individual unemployability status.
Value reduction
The exemption generally removes 50% of the first $200,000 of actual value of the qualifying primary residence.
Douglas County also provides information for surviving spouses of qualifying disabled veterans and Gold Star spouses.

August 15

CBOE
If dissatisfied, use the Notice of Determination to continue to the County Board of Equalization.
2026 NOV rule:
the County announced that only properties with a change in value, change in use or change in ownership received a 2026 Notice of Valuation—less than 10% of Douglas County property owners.
June 8 has passed.
If you did not file an annual 2026 protest, the ordinary Assessor-level appeal window is closed. Douglas County identifies an abatement process as a separate method that may apply to certain prior assessed values after taxes have been billed.
Evidence Douglas County says can support a value appeal
- Incorrect square footage
- Wrong finished/unfinished basement information
- Garage vs carport error
- Incorrect acreage
- Comparable sales supporting lower market value
- Property-condition evidence
- Assessor neighborhood sales
- Independent appraisal when useful
After August 15:
the Property Details page can display the Notice of Determination and supporting appeal documents. If you disagree with that decision, follow the 2026 CBOE deadline printed in or linked from your determination rather than relying on an old calendar.

August 2026 status:
the ordinary 2025-tax full-payment and installment deadlines have passed. If a balance remains, use the live Treasurer account because delinquent interest may already be accruing.

Tip:
for a large property-tax payment, compare the $1.50 e-check fee with a percentage-based card charge before submitting.
1% monthly delinquent interest
What Happens When Douglas County Property Tax Is Late?
Interest
Douglas County states that delinquent tax interest accrues at 1% per month.
July notice
Delinquent tax notices are mailed in July.
Tax lien sale
Unpaid real-property taxes are advertised during the fall and can be sold at the annual tax-lien sale.
August endorsement rule:
if a prior-year tax lien exists and current-year taxes remain due on the same parcel, the lienholder can pay those current taxes and add the amount to the certificate.

RELEASE
Douglas County’s Clerk & Recorder maintains permanent real-estate documents. LandmarkWeb supports name, document, book/page, consideration, recording-date, instrument-number and legal-description searches.
Start with the Assessor address search.
The Recording Office specifically recommends using the Assessor first to locate ownership, legal-description and chain-of-title clues.
Use last name first when searching names.
Recording guidance says names are indexed “Last Name, First Name.”
Use legal description rather than street address.
Street addresses are not indexed in the Recording system the same way parcel legal descriptions are.
Limit the date range.
The County recommends a one-to-five-year date range when a broad search returns too many results.
Download the image or request certification.
Document images can be printed/downloaded; certified copies come from the Recording Office.
Standard recording
$43 per document under the current published schedule.
Land Survey Plat
$50 per document.
Recorded copy
$0.25 per printed page.
Certification
$1.00 per document.
Colorado documentary fee:
current Douglas County recording guidance lists $0.01 per $100 of consideration for applicable instruments conveying title when consideration exceeds $500, in addition to the recording fee.
Historic records update:
Douglas County announced in June 2026 that land records dating back to 1866 have now been digitally preserved and made available online.
LandmarkWeb is not title insurance.
The County warns that its grantor/grantee index should not be relied upon as a substitute for professional title research or title insurance.

Douglas County Assessor Real Property Search FAQs
1. How do I search Douglas County Colorado real property records?
Use the official Douglas County Assessor property search. You can search all fields or narrow the lookup to address, city and ZIP code, owner name, account number or State Parcel Number. Open the matching result to see maps, valuation, estimated taxes, sales and property characteristics.
2. Who is the Douglas County Colorado Assessor in 2026?
Toby Damisch is the elected Douglas County Assessor. His current term runs from January 2023 through January 2027. The Assessor’s Office is at 301 Wilcox Street, Castle Rock, Colorado 80104, and the phone number is 303-660-7450.
3. What search fields are available in the Douglas County Assessor property search?
The standard search supports Search All Fields, Address/City/ZIP Code, Owner Name, Account Number and State Parcel Number. Douglas County also provides an Advanced Search for property value, neighborhoods, square footage, year built, sales, subdivisions, tax authorities, acreage and other criteria.
4. What value is Douglas County using for real property in 2026?
2026 is the intervening year after Colorado’s 2025 reappraisal. Douglas County’s 2025 reappraisal used a June 30, 2024 appraisal date, and those values generally carry into 2026 unless a property-specific change in value, use, ownership, construction or classification requires an update.
5. What are the Douglas County residential assessment rates for 2026?
Douglas County currently projects a 7.05% residential assessment rate for school districts and a 6.8% rate for other local government after the applicable 10% legislative adjustment from the first $700,000 of actual value. The County notes that 2026 rates remain preliminary until finalized by the State Board of Equalization in the fall.
6. Is the Douglas County senior exemption deadline still open in August 2026?
The ordinary Douglas County senior-exemption page lists July 15, but the Assessor homepage currently posts a live notice extending the Senior Exemption application deadline until August 15, 2026. Eligible taxpayers should file promptly and confirm that the Assessor accepted the application.

8. When are Douglas County property taxes due?
The Treasurer bills one year in arrears. Taxpayers may generally pay in full by April 30 or in two equal installments, with the first half due by the last day of February and the second half due June 15. If a date falls on a weekend or legal holiday, the County applies the next-business-day rule.
9. Where do I search Douglas County deeds and recorded property documents?

10. Can I use the Douglas County Real Property Viewer as a legal survey?
No. The Real Property Viewer and GIS parcel layers are useful for identifying land, ownership, location, value and tax-district context, but mapped parcel lines are not a substitute for a recorded plat, deed or professional boundary survey.
