Stevens County Washington Property Records Guide
Search Stevens County Assessor Records, Parcel Maps, Values & Property Taxes
The Stevens County Assessor values real and personal property for taxation, maintains parcel and appraisal data, administers property-tax relief programs and supports current-use classifications. The Treasurer separately collects the actual tax bill, while the Auditor’s Recording Department maintains deeds, liens, maps, surveys and other recorded real-estate documents.
This 2026 guide shows how to search by owner, address, Property ID or Geo ID; use parcel and sales maps; understand Washington’s 100% market-value assessment standard; check the annual revaluation and six-year physical-inspection cycle; read the 2026 levy system; appeal a value; apply for senior or disability relief; research farm, open-space and forest classifications; pay April/October property taxes; calculate delinquency; file business personal property; and trace deeds through the Auditor.

What Is Happening With Stevens County Property Taxes Right Now?
The 2026 property-tax year is already in collection.
Stevens County mails annual property-tax statements in February. The ordinary first-half due date of April 30, 2026 has passed, while the second-half statutory date is October 31.
April 30 has passed
If your account exceeded $50 and at least the first half was timely paid, review the remaining balance for the second payment.
October 31 is approaching
October 31, 2026 falls on a Saturday. Verify the Treasurer’s operational/postmark instructions before relying on a last-day payment assumption.
2026 levy rates are published
Stevens County currently provides 2026 Tax Levy Rates, District Values, School District Values and aggregate levy-rate tables.
Assessment-year distinction: Washington property is valued before the tax collection year. The Assessor’s current site shows that 2025 real-property value notices were mailed August 14, 2025; those assessed values feed the following tax cycle. Current-year assessment data can remain a work in progress even while 2026 taxes are already payable.
2026 appeal position: the ordinary July 1 filing path for a current assessment year has passed. However, a newly mailed Change of Value notice creates a separate 30-day appeal window. Always use the mailing date on your own notice.
Washington uses a different assessment system
Stevens County Is Not a Florida-Style Property Appraiser System
Washington uses a County Assessor, County Treasurer, Auditor/Recording Department and Board of Equalization. Property is generally assessed at 100% of true and fair market value rather than applying a Florida-style assessment ratio.
For comparison with another state system, see our existing Volusia County Property Appraiser guide. Florida homestead, Save Our Homes and VAB rules do not apply to Stevens County, Washington.
Choose the correct Stevens County office
Assessor vs Treasurer vs Auditor vs Board of Equalization
Rick Johnson — Assessor
Property values, parcel/appraisal data, real and personal property assessments, exemptions, deferrals, current use, designated forest land and assessment questions.
Leslie Valz — Treasurer
Tax statements, April/October payments, delinquent tax, interest, penalties, foreclosure, payment records and real-estate excise tax processing.
Lori Larsen — Auditor
Recorded deeds, liens, maps, surveys and official public-record indexes through the Recording Department.
Board of Equalization
Independent citizen board hearing appeals of real/personal property values, current use, designated forest and senior/disabled exemption determinations.
Common routing mistake: the Treasurer cannot lower your Assessor value, and the Assessor cannot remove Treasurer delinquency charges. A deed search belongs with the Auditor—not the Superior Court Clerk.

Official Harris PropertyAccess system
How to Search Stevens County Assessor Property Records
Stevens County’s official Property Search page routes users to separate Real Property Search, Sales Search and Map Search tools. The live Real Property Search offers much more than a basic owner lookup.
Choose the search type that matches what you know.
The live portal supports Owner Name, Street Number, Street Name, City, Property ID, Parcel/Geo ID and Doing Business As.
Use Advanced criteria for difficult parcels.
Additional fields include abstract, subdivision, mobile-home park, condominium, township, range and township section.
Start broad if an owner name fails.
Search the surname without unnecessary punctuation or extra first/middle-name text.
Search a partial street name if necessary.
The portal says partial street-name searches can return parcels containing the entered words.
Open every plausible result.
One person or entity can own a residence, vacant land, timber property, agricultural acreage or multiple adjoining parcels.
Match Property ID and Geo ID.
Save both identifiers when available so you can move cleanly among record, map, sales and tax functions.
Select the relevant appraisal/tax year.
The portal offers Appraisal Year for Tax Year display options. Do not compare values from different assessment years without noticing the year change.
Save a dated copy before appealing or buying.
Stevens County warns that current-year tax information is a work in progress and prior-year data does not necessarily reproduce the final certified tax-office values.
Live-data freshness: the official PropertyAccess portal showed a database update timestamp of July 28, 2026 when this guide was verified.
Property ID vs Geo ID
How Stevens County Parcel Numbers Work in Search and Payment Systems
Property ID
Use the Property ID field when you have the county account/property identifier from a statement or prior record.
Geo ID
Use the Parcel # / Geo ID search to locate land by the geographic parcel identifier.
7-digit payment rule
The Treasurer says payment-system parcel numbers need seven digits. If yours contains six digits, add a leading zero.
Example: if the tax parcel is shown as 123456, the Treasurer’s payment instructions say to use 0123456.
Do not guess a missing digit. The leading-zero instruction applies to six-digit parcel numbers in the Treasurer payment workflow. Copy the actual Property ID/Geo ID directly from the county record for other searches.

How to Use the Stevens County Parcel Map
The Stevens County Parcel Web Map is an interactive county GIS tool. Its own instructions say users can search by Geo ID or Address, click parcel features and follow the property-information link from the parcel popup.
Parcel layer
View parcel polygons and connect a mapped tract to Assessor information.
Addresses & roads
Compare the parcel with county address and road layers.
Township / Range / Section
Useful for rural and larger acreage parcels.
Tax Code Area
See the tax-area geography affecting the parcel’s levy combination.
Reservation boundary
The map includes a reservation-boundary layer for geographic context.
Streams & wetlands
Current county GIS includes Streams and National Wetlands Inventory layers.
Enter Geo ID or address.
The map will zoom to matching parcel information.
Click the parcel.
Open the popup and use the property-information link to return to the Assessor record.
Turn on relevant layers.
Tax area, roads, sections, streams and wetlands can answer different research questions.
Do not measure legal boundaries from the screen.
The county states that GIS maps do not represent a legal survey and are for graphical purposes.
Boundary warning: GIS is excellent for orientation, not for settling a fence, easement, access or acreage dispute. Use the recorded deed, recorded survey/plat and a qualified surveyor for legal boundary work.
Comparable-sale research
How to Search Stevens County Property Sales
The official PropertyAccess system includes a dedicated Sales Search with extensive filters, making it useful when reviewing an assessment or comparing nearby sales.
Search location
Narrow by subdivision, township, range or Geo ID.
Search property use
Filters include local/state land-use codes, zoning, mobile-home details and property characteristics.
Search tax geography
Tax Code Area and Tax District filters can help compare parcels exposed to similar levy combinations.
Use a location filter first.
Nearby sales are usually more useful than countywide transactions.
Match property type and use.
Do not compare an improved rural residence with vacant timber acreage simply because both are nearby.
Open the underlying parcel.
Compare acreage, improvements and appraisal data.
Verify the recorded transfer when the sale matters.
Use the Auditor’s official-record search for the deed and recording details.

WILLING SELLER
ANNUAL REVALUE
UNIFORM & EQUITABLE
Stevens County states that the Assessor is required by law to value property at 100% of market value and to ensure values are equitable, fair and uniform. The county defines fair market value as the amount a willing and unobligated buyer would pay a willing and unobligated seller.
Land
Location, acreage, access, use, sales evidence and other market factors can influence land value.
Improvements
Homes, garages, shops and other improvements are incorporated into the appraisal record.
Market evidence
The purpose of mass appraisal is to estimate true and fair value consistently across the assessment roll.
“Assessed value” does not mean “tax owed.” Washington’s 100% market-value assessment is multiplied by the parcel’s aggregate levy rate per $1,000 to produce the tax—not by a universal county percentage.
Annual revaluation + six-year physical cycle
Why a Stevens County Appraiser May Visit Your Property
Stevens County revalues property every year and physically inspects property at least once during a six-year cycle. The Assessor currently identifies Physical Inspection Area 5 as the active area.
Annual value update
Market information can affect value even without an on-site inspection.
Annual value update
Assessment roll is revalued again.
Annual value update
Market trends continue to be reviewed.
Annual value update
Property can change before the physical visit.
Annual value update
Inspection area depends on county cycle.
Physical inspection
Record accuracy and improvements are checked in person.
What inspectors look for: Stevens County says appraisers verify the accuracy of property records and may identify structures, improvements or changes that were not previously included on the assessment roll.
Zoning and land division are separate. The Assessor directs questions about the Hirst Decision, zoning or dividing land to Stevens County Land Services at
509-684-2401.
2026 tax-area levy stack
Why Two Stevens County Properties Can Have Different Tax Rates
Stevens County publishes levy information by Tax Code Area. The three-digit Tax Area printed on a tax statement represents the overlapping taxing jurisdictions that apply to that property.
Visual bar lengths are illustrative only; they do not represent a specific Tax Area’s percentages.
Road levy
County road funding may appear outside city limits; Stevens County notes that city residents do not see the county road levy in the same way.
School levies
State education, voter-approved school bonds and school operations/maintenance can contribute to the total rate.
Special districts
Fire, EMS, library, sewer and other local districts depend on where the parcel is located.
Open 2026 Stevens County Levy Rates
Use the county’s 2026 Tax Levy Rates, District Values, School District Values and Aggregate Levy Rates rather than a generic online tax-rate estimate.
July 1 or 30-day notice window
How to Appeal a Stevens County Property Assessment
The Stevens County Board of Equalization is independent of the Assessor and hears appeals involving real and personal property values, current-use determinations, designated forest land and senior/disabled exemption determinations.
Review property value
Check parcel characteristics and market evidence.
Save the notice
The mailing date can control your filing deadline.
General deadline
Any taxpayer can ordinarily file for the current valuation year before July 1.
Change notice
File within 30 days of the mailing date on the Assessor’s Change of Value notice.
Board hearing
Present valuation evidence to the independent Board of Equalization.
Save the notice and property record.
Keep the value notice, print the Assessor record and write down the valuation year.
Check your filing path immediately.
The deadline is generally July 1 of the assessment year or within 30 days of a mailed Change of Value notice.
Use the correct petition.
Stevens County publishes separate forms for real property, personal property, current use/designated forest and exemption/deferral determinations.
Explain why the Assessor value is wrong.
A tax bill that feels high is not by itself market-value evidence.
Attach useful evidence.
Relevant comparable sales, appraisal reports, photos, repair estimates, acreage evidence, permits or proof of incorrect property characteristics can be useful.
Protect the deadline correctly.
Stevens County says faxed or emailed petitions are accepted only for protecting a filing deadline; the original signed petition still has to be submitted.
August 2026: the general July 1, 2026 filing date is past. If you receive a new 2026 Change of Value notice, however, the county’s 30-day notice-based appeal period can still matter. Calculate that deadline from the mailing date shown on your notice.
Senior, disability and deferral programs
Stevens County Property Tax Relief for Seniors and Disabled Homeowners
PRIMARY RESIDENCE
INCOME TEST
DISABILITY / 61+
EXEMPTION / DEFERRAL
Stevens County’s current relief page says the Senior & Disabled Persons Exemption may reduce property taxes for a qualifying primary residence when the owner meets age/disability, ownership, residency and income requirements.
Age
Washington’s current senior exemption generally includes qualifying owners who are at least 61 by December 31 of the assessment year.
Disability
A person unable to work because of disability can qualify at any age when the other requirements are met.
Primary residence
The program is tied to qualifying ownership and occupancy of a primary residence in Washington.
2026 income guidance: Stevens County’s current local page says combined disposable income must be under $45,000 for the program rules applying to the current 2024–2026 tax-year cycle.
2027 rules are changing. Washington enacted new relief thresholds for taxes collected in 2027. Do not substitute a new 2027 income limit when determining eligibility for 2026 taxes.
Call the Assessor for pre-qualification.
Stevens County asks applicants to call
509-684-6161 during office hours.
Have the prior year’s 1040 available.
The Assessor asks applicants to have the previous year’s federal tax return in front of them for the interview.
If you do not file a return, gather all income documents.
The county needs complete income information to determine qualification.
Attend the application appointment.
If pre-qualified, the Assessor schedules an appointment and requests the required supporting documents.
Other Stevens County relief programs
Senior / disabled deferral
Defers qualifying taxes rather than simply eliminating the obligation.
Destroyed property
Relief may be available when taxable property is destroyed.
Limited-income deferral
Washington provides a separate homeowner deferral program for qualifying limited-income households.
Home remodel exemption
Temporary property-tax relief can be available for qualifying remodel improvements.
Historic special valuation
Eligible historic-property improvements can qualify under a separate special-valuation program.
Veteran survivor assistance
A grant-assistance program is available for qualifying widows/widowers of veterans.
Stevens County Property Tax Relief Programs
Open the county’s current applications, worksheets, change forms and deferral resources.
Open space, farm/agriculture and forest land
Stevens County Current Use Land Programs
Washington law allows certain qualifying land to be assessed according to current use rather than its ordinary fair market value. Stevens County emphasizes that classification is not automatic and only applies to the assessed value of qualifying land.
Open Space
Qualifying property can receive current-use treatment when it meets applicable Washington and county requirements.
Farm & Agricultural Land
Commercial agricultural property can qualify for use-based land valuation.
Designated Forest Land
Qualifying timber/forest land may be assessed under a forest-land classification.
Only the land receives current-use valuation. Houses and other improvements are not automatically converted to agricultural or forest use value merely because the surrounding land qualifies.
Changing use can create future tax consequences. Before buying, subdividing, developing or removing property from a current-use classification, ask the Assessor what additional tax, interest or removal charges could apply.
Current Use Land Programs
Review Stevens County’s current open-space, agricultural and designated-forest information.
2026 business personal property
Stevens County Business Personal Property Tax
Washington taxes many tangible assets used in commercial, industrial and agricultural businesses. Stevens County describes taxable personal property as machinery, equipment, furniture and fixtures whose primary characteristic is mobility.
$10,000 enrollment threshold
Beginning with the 2024 assessment year, Stevens County says it does not enroll or maintain tangible personal property accounts when total assessed value is below $10,000.
Inventory is exempt
Business inventory held for sale is exempt, while supplies consumed in operation can remain taxable.
Same tax rates as real property
Taxable personal property is allocated to the taxing district where the assets are located.
Asset date
List taxable business assets owned/used as of January 1.
2026 renditions mailed
Stevens County says 2026 Personal Property Renditions were mailed January 22, 2026.
Affidavit deadline
Business personal property listings are due April 30 each year.
Value notice
Review the personal-property value notice when mailed.
Appeal
Personal-property value appeals are due within 30 days of the notice date.
2026 filing status: April 30, 2026 has passed. Businesses that failed to file should contact the Assessor now rather than waiting for the next tax statement.
Late-listing penalty: Stevens County states that failure to submit the listing can result in a penalty of 5% per month of the assessed tax due the following year, up to 25%.
2026 Personal Property Forms
Access the 2026 listing, editable form, farm-equipment exemption and business-closure information.
Treasurer = amount actually due
How to Look Up Stevens County Property Taxes
After identifying the correct parcel through the Assessor, use the Treasurer’s tax information to answer questions about the statement, due date, payment history or delinquent balance.
Find the parcel first.
Save the Property ID, Geo ID and situs from the Assessor record.
Use the county payment/search route.
Match the parcel number and current tax year before making a payment.
Add a leading zero if required.
The Treasurer says six-digit parcel numbers need to be converted to seven digits for the card/payment system.
Check installment status.
Determine whether first-half tax was paid by April 30 and whether a second-half balance remains.
Review delinquency charges separately.
An old statement can be lower than the current payoff because interest, penalties and collection costs can accrue.
Save your receipt.
Keep the parcel number and payment confirmation until the account reflects the transaction.
Property-tax questions go to the Treasurer: 509-684-2593. The Assessor’s own page directs questions about how much tax is due, statement copies and online payment to the Treasurer.

2026 second half
The statutory date is October 31, 2026. Because that date falls on Saturday, confirm current Treasurer/postmark instructions before waiting until the final weekend.
Payment identification: the Treasurer says payment stubs or parcel numbers must accompany checks so the payment can be applied correctly. Unidentified payments can be returned.
Drop boxes: Stevens County lists a drop box outside the Treasurer’s office and a 24-hour drive-up drop box behind the courthouse.

Foreclosure / distraint
Use the chart only to understand the stages. The Treasurer says delinquent accounts accrue interest at 1% per month on the full amount owing, with a 3% penalty added June 1 and an 8% penalty added December 1. Obtain the live account balance rather than calculating a legal payoff from this illustration.
Real property foreclosure
Stevens County says real-property foreclosure occurs when taxes become three full years delinquent.
Title-report costs
When foreclosure processing begins, title-search costs can be added to the redemption amount; the county currently estimates approximately $350 for each title search.
Personal property is faster
Delinquent personal property can enter immediate distraint procedures and follows different deadlines from real estate.
“I need the complete payoff for Stevens County parcel __________ through __________. Please confirm every delinquent year, monthly interest, June/December penalties, administrative costs, foreclosure status and whether certified funds are required.”

How to Find the Correct Stevens County 2026 Tax Rate
Find the parcel.
Save Property ID and Geo ID.
Open the current tax statement.
Locate the three-digit number printed under Tax Area.
Open 2026 Levy Rates.
Use the county’s certified 2026 Tax Levy Rates rather than a generic search-engine number.
Match the Tax Area.
Read the aggregate rate and individual taxing districts applying to that code.
Separate levies from assessments.
The Treasurer notes that its levy graphs do not include every possible assessment.
No one-number shortcut: a Colville city property, rural Stevens County parcel and property in a different fire/school district can have different aggregate rates even when their assessed values are identical.
Selling or transferring real property
Real Estate Excise Tax and Property Transfers
Stevens County states that transfers of real property require a Washington Real Estate Excise Tax Affidavit. The Treasurer processes the excise-tax filing/payment, while the conveyance document is recorded through the Auditor’s Recording Department.
Step 1 — Excise affidavit
Prepare the applicable Washington Department of Revenue Real Estate Excise Tax form.
Step 2 — Treasurer
Real-estate excise tax is paid when the affidavit is filed with the Treasurer.
Step 3 — Recording
Record the deed/conveyance through the Stevens County Auditor’s Recording Department.
Mobile homes and personal property can require advance tax. Stevens County tells sellers to confirm advance-tax requirements when taxable personal property or a mobile/manufactured home is being transferred.
Stevens County Auditor Recording Department
Search Stevens County Deeds, Liens, Maps and Surveys
The Auditor’s Recording Department records real-estate documents, liens, maps and surveys. For modern property-history research, the county encourages use of its Self-Service Portal.
Start with the Assessor parcel.
Save owner name, Property ID, Geo ID and legal-description clues.
Accept the Auditor disclaimer.
The online index is a research guide and should not be treated as certification of the underlying document.
Search all reasonable name variations.
The Auditor specifically recommends searching possible spelling variations to maximize results.
Use online records from 1990 forward.
Stevens County encourages Self-Service browsing, unofficial printing and certified-copy ordering for documents dated 1990 to present.
Use AFN or Book/Page for older records.
Older documents may be requested when the Auditor’s File Number or Book/Page is known.
Order certified copies when needed.
The online index itself is not a certified legal document.

Yes. Stevens County states that Washington law requires the Assessor to value property at 100% of market value and to keep values equitable, fair and uniform. The county revalues property every year and physically inspects property on a six-year cycle.
4. How often does the Stevens County Assessor inspect property?
Stevens County revalues property annually and performs a physical inspection at least once every six years. During physical inspections, appraisers verify property-record accuracy and can identify buildings, improvements or changes not previously included on the assessment roll. The Assessor currently lists Physical Inspection Area 5 as the active area.
5. How long do I have to appeal a Stevens County property value?
A Board of Equalization petition generally must be filed by July 1 of the assessment year or within 30 days of the mailing date on an Assessor Change of Value notice. A new mailed notice can therefore create its own 30-day deadline even after the ordinary July 1 filing date has passed.
6. When are Stevens County 2026 property taxes due?
Washington property taxes over $50 can generally be paid in two installments, with the first half due April 30 and the second half due October 31. Taxes of $50 or less and items marked full-payment status must generally be paid in full. Because October 31, 2026 falls on a Saturday, taxpayers should verify the Treasurer’s current postmark and operational instructions before making a last-day payment.
7. What happens if Stevens County property taxes are late?
Stevens County says delinquent accounts accrue interest at 1% per month on the full amount owing. A 3% penalty is added June 1 and an 8% penalty is added December 1, with additional administrative costs possible during collection. Real-property foreclosure occurs after taxes become three full years delinquent.
8. Can seniors get a Stevens County property tax exemption?
Yes. Stevens County administers Washington’s Senior and Disabled Persons Exemption for qualifying primary residences. The current county page says applicants must meet ownership, residency and income rules, with combined disposable income under $45,000 for the current 2024–2026 tax-year threshold cycle. Washington has adopted different thresholds for 2027 and later taxes.
9. Where can I search Stevens County deeds and liens?
Use the Stevens County Auditor’s Records Public Access Self-Service Portal. The county encourages online searching for documents dated 1990 to the present and allows users to browse, print unofficial copies and order certified copies. Older documents can be requested using an Auditor File Number or Book/Page reference when known.
10. Is the Stevens County parcel map a legal survey?
No. Stevens County states that its GIS parcel map is provided for graphical purposes and does not represent a legal survey. Use recorded deeds, plats or surveys and a qualified surveyor when exact property boundaries, access, easements or acreage are legally important.

Current-year data warning: Stevens County expressly describes current-year tax information as a work in progress and says prior-year data does not necessarily replicate final certified tax-office values. This article therefore sends readers to the live parcel, levy and Treasurer records instead of publishing one static “Stevens County tax rate.”
