The Allen County Assessor determines market-value-in-use for taxable property throughout the county. The current elected Assessor is Stacey O’Day, a Level III Assessor-Appraiser.

Allen County provides several property tools, but they do different jobs. COMPS is the best current appraisal and comparable-sales tool and now displays 2026 assessments payable in 2027. PATI / LowTaxInfo displays the 2025 assessment payable in 2026, current tax bill, deductions, Form 11, property record card and payment information.

2026 assessment COMPS now displays the January 1, 2026 assessment that will generally be used for taxes payable in 2027.
2026 tax bill The tax bill being collected during 2026 is based on the 2025 assessment year.
2026 appeal status Allen County mailed Form 11 notices April 24, 2026. The regular June 15 appeal deadline has passed.
Do not compare the 2026 COMPS value directly to the 2026 tax bill and assume something is wrong. They represent different assessment/payment years.
The spring 2026 tax installment was due May 11 and is now past. The fall installment is due November 10, 2026. Allen County mails one annual bill around April 10 containing both spring and fall coupons; there is no separate fall mailing.
Taxpayers with an already-filed 2026 appeal may still be in the review/PTABOA process. Upcoming 2026 PTABOA hearing dates include August 20, September 3, September 17, October 1 and later dates.

Allen County Owner, Address & Parcel Search Tips

Name Search In the simple Property Record Card search, Allen County recommends entering the last name only.
Address Search Use fewer words when a full street name fails—for example, “101 Forest” instead of a long formatted address.
Parcel Number Enter the complete parcel number with or without dashes.
PATI Name Format LowTaxInfo recommends Last Name + First Initial.
PATI also supports searches using the Tax ID Number and the Billing Duplicate Number printed on the tax bill.
Property Record Cards with transfers or assessment changes are updated about once per month. If a recent sale or value change is missing, Allen County recommends checking again after a few weeks.

How Allen County Determines the 2026 Property Assessment

Annual Trending Market data is analyzed to adjust assessment levels to current market conditions.
Market Value-in-Use Cost, income and sales-comparison approaches can be used as appropriate.
Form 11 The taxpayer receives notice of the current assessment and appeal rights.
Indiana requires annual market adjustments. Allen County also physically reassesses roughly 25% of parcels each year so every parcel is reviewed during a four-year cyclical reassessment.
The 2026 value currently displayed in COMPS is payable in 2027. It is not the value behind the tax installment due November 10, 2026.

What Changed on Allen County’s 2026 Tax Bills?

Net assessed value Allen County reports overall net assessed value increased about 4.34% for 2025 payable 2026.
Residential market The county reports 2024 median residential sale price increased 5.6% from the prior year and those sales informed 2025-pay-2026 trending.
School tax rates differ FWCS and SACS rates increased for 2026, while EACS and NACS were described by the county as essentially static.
Allen County notes that school corporations make up a major share of the overall property-tax levy. FWCS, SACS and NACS also have referendum taxes that can cause bills to exceed Indiana’s normal 1%/2%/3% property-tax caps.

2026 Form 11 deadline passed

Allen County 2026 Property Assessment Appeal

Allen County mailed its 2026 Form 11 and Form 11A notices on April 24, 2026. Because the notices were mailed before May 1, the regular real-property appeal deadline was June 15, 2026.

Review COMPS and your Property Record Card. Check assessment year and physical-property facts.
Review comparable sales. Enter the address in COMPS, open parcel details and choose “See Sales in Your Area.”
File Form 130. A separate Taxpayer’s Notice to Initiate an Appeal is required for each parcel.
Submit supporting evidence. Allen County suggests photos, relevant USPAP appraisal, repair estimates, broker opinion or new-construction costs where appropriate.
Assessor representative reviews the appeal. The office sends a receipt postcard and assigns appeals by township.
Attempt informal resolution. The representative may request more information or schedule a field visit.
PTABOA hearing if unresolved. The appeal proceeds to the Allen County Property Tax Assessment Board of Appeals.
Further Indiana appeal rights may remain. Review the PTABOA determination and Indiana Board of Tax Review procedures carefully.
August 12, 2026: the regular June 15 Form 130 deadline is closed. Do not submit a normal late appeal assuming it will preserve rights. Ask the Assessor whether a statutory limited-error remedy or another appeal provision fits your situation.
New for 2026: Allen County states that tax representatives must submit Power of Attorney forms with Form 130 and the authorization may not be effective for more than one year.
Physical review does not mean a tax violation

Allen County Cyclical Reassessment & Field Inspections

Assessing officials physically inspect approximately one-quarter of their jurisdiction each year so every parcel is reviewed during a four-year cycle.

What staff check Buildings, garages, pools, dimensions, use and other physical characteristics.
Why property may be visited Cyclical reassessment, permits, sales, appeals or neighborhood review.
Interior inspection Wayne Township says most field information is gathered from the exterior unless the owner requests an interior inspection.
A field visit is primarily a data-verification process. Review your updated Property Record Card afterward and report factual errors promptly.
Major Indiana changes for taxes payable 2026

Allen County Property Tax Deductions & Credits

The Allen County Auditor processes homeowner property-tax deductions and credits.

Homestead Primary residence benefit for a qualifying owner or recorded-contract buyer.
Over 65 Credit Indiana converted the prior Over 65 Deduction to a credit for taxes payable in 2026.
Blind / Disabled Credit The prior deduction was also converted to a credit for taxes payable in 2026.
Disabled Veteran Separate veteran deduction remains available when statutory requirements are met.
Allen County says owners who were already receiving the Over 65 or Blind/Disabled deduction are automatically converted to the corresponding credit and do not need to re-file solely because of that conversion.
Several other Indiana deductions were eliminated under Senate Enrolled Act 1 beginning with taxes payable in 2026. Do not assume a deduction appearing on an older tax bill still exists in the same form.
Current Allen County Deductions & Credits Verify current eligibility and application forms through the Auditor.
Primary residence

Allen County Homestead Filing

A qualifying homestead generally consists of the owner’s principal residence and up to one acre immediately surrounding the dwelling.

Open LowTaxInfo. Search the primary residence.
Select the correct parcel. Verify owner and property address.
Choose “File E-Forms.” Select the Homestead application.
Complete identity fields. The Auditor requires specified SSN or driver-license digits for the applicant and spouse where applicable.
Submit—not merely save—the form. Allen County specifically warns that the form is not filed until Submit is selected.
Watch for confirmation. If confirmation is not received within two business days, contact the Auditor.
Allen County’s general instruction states deduction applications must be completed and dated by January 15 of the calendar year in which taxes are first due and payable. For a late or newly acquired homestead, contact the Auditor rather than assuming eligibility for a particular tax year.

10% penalty After 30 days—or when prior delinquency conditions apply—the penalty is generally 10% of the unpaid amount.
Tax-sale exposure Allen County says parcels delinquent for three or more installments can become eligible for tax sale.

Free Data Search Free index/data research without document images.
Tapestry On-demand occasional-use search. The Recorder currently lists $8.75 per search and $1 per printed page.
Laredo Subscription service intended for frequent land-record users.
Start with COMPS. Save the taxpayer/owner name, parcel number and legal-description clues.
Open Recorder document search. Choose Free Data Search, Tapestry or Laredo depending on how much detail you need.
Search names carefully. The Recorder recommends trying a person’s name with and without a middle initial in Free Data Search.
Open the recorded instrument. Verify recording date, document number, grantor/grantee and legal description.
Check associated documents. Look for releases, mortgages, plats, covenants or other instruments relevant to the transaction.
The Recorder says its online collection contains more than 3.1 million documents, with general online coverage from January 1, 1970 to present and some older records also available. Newly recorded documents usually appear online within about 24 hours.
The Recorder warns that court judgments, state tax liens and bankruptcies are among claims that are not necessarily filed in the Recorder’s Office. A complete lien/title investigation may therefore require additional sources.

Allen County Property Fraud Alert

The Recorder offers a free Property Fraud Alert that notifies registered users when a document is recorded using their subscribed name.

This alert does not prevent a document from being recorded and does not replace title monitoring, but it can provide early warning that a document using your name entered the Recorder’s system.

2. Who is the Allen County Assessor in 2026?

Stacey O’Day is the current Allen County Assessor and a Level III Assessor-Appraiser. The office is at 1 East Main Street, Rousseau Centre Suite 415, Fort Wayne, Indiana 46802. The phone number is 260-449-7123.

3. Why is the 2026 COMPS value different from my 2026 tax bill?

They represent different assessment years. Allen County labels COMPS as 2026 payable 2027, while the property taxes being collected during 2026 are based on the 2025 assessment payable in 2026. PATI / LowTaxInfo is the correct system for the current 2026 bill.

4. When was the Allen County 2026 assessment appeal deadline?

Allen County’s 2026 Form 11 notices were mailed April 24, 2026. The Indiana Department of Local Government Finance lists June 15, 2026 as the Allen County and Wayne Township appeal deadline. That regular deadline has passed.

5. When are Allen County property taxes due in 2026?

The spring installment was due May 11, 2026 and the fall installment is due November 10, 2026. Allen County generally mails one bill around April 10 containing both payment coupons and does not send a separate fall bill.

The Treasurer currently lists a 2.95% credit-card fee with a $1.95 minimum and a $1 fee for a one-time electronic-check transaction. Phone payments have an additional $1 service charge plus the applicable payment-method fee.

7. What is the Allen County late property-tax penalty?

When a taxpayer has no prior delinquency on the parcel and pays within 30 days after the due date, the normal Indiana penalty is 5% of the unpaid tax. Otherwise the penalty is generally 10%. Additional penalties can apply to older delinquencies.

8. When is the Allen County 2026 tax sale?

Allen County has scheduled its 2026 property tax sale for September 16, 2026. The county says parcels with three or more delinquent installments may become eligible. Owners should obtain a current payoff directly from the county if their parcel appears on the sale list.

Use COMPS and Allen County iMap. COMPS provides comparable sales, parcel information, aerial imagery, property lines and other appraisal-related data. iMap also provides general, planning, engineering and Assessor parcel viewers.

10. Where can I search Allen County deeds and liens?

Use the Allen County Recorder. Recorder Nicole Keesling’s office provides Free Data Search, Tapestry and Laredo options for recorded documents. General online coverage runs from January 1, 1970 to present, with some earlier records also available. A complete lien search can require additional sources because some court judgments, state tax liens and bankruptcies are not necessarily filed with the Recorder.

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Quick rule: Property Appraiser = value, records, parcel details, exemptions. Tax Collector = bill and payment. Clerk/Recorder = deeds and recorded documents. VAB = formal value disputes.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
Exemptions Approved reductions such as homestead or other exemptions.
Taxable value The value used by taxing authorities after exemptions.
